Look out for Gophers and Moles! If you have a newer home chances are the builders used PEX pipe because it is cheaper and easier to work with. The problem is rodents can chew through this pipe very easily. If you see mounds in your yard or your neighbor's, take some proactive steps now. We have been called out to the same houses on several different occasions for the same problem. They sell poisons and traps that have some decent results. Lowe's sells stakes that periodically vibrate and send out a sound the rodents do not enjoy. It would be worth $50 in prevention to save thousands in repairs. We get at least one of these calls a week. Also, if you reroute the plumbing through your attic make sure it is rodent proof. Rats, mice and squirrels also find PEX tasty and then your ceiling is coming down while you endure some indoor rain.
Hope this helps, Dave
